How Beyond is Redefining Revenue Management for Property Managers — with CEO, Julie Brinkman

In an industry shaped by seasonality, shifting demand, and rapid growth, property managers are looking for reliable solutions that help them stay competitive. In this episode of Alex & Annie: The Real Women of Vacation Rentals, we speak with Julie Brinkman, CEO of Beyond, about how their platform supports vacation rental professionals through data, technology, and a customer-first mindset.
From Uncertainty to Opportunity
Julie’s first day at Beyond was March 2, 2020 — just days before COVID-19 shut down global travel. Her introduction to the vacation rental space came during a period of disruption and uncertainty. As cancellations came in and bookings disappeared, the focus shifted quickly to supporting Beyond’s customers through the unknown.
Daily check-ins, internal dashboards, and transparent conversations helped guide the team and their clients. That early experience laid the groundwork for a business approach centered on adaptability, collaboration, and continuous feedback.
Using Data to Strengthen Revenue Strategy
Julie emphasized the importance of using data to make decisions that lead to stronger business outcomes. Beyond provides tools that help property managers adjust rates, monitor demand patterns, and automate pricing in real time.
These systems are designed to help managers:
- Respond to market trends more quickly
- Build long-term relationships with owners
- Scale operations more efficiently
The platform reduces guesswork and creates a clearer path toward steady growth.
Product Development Grounded in Real-World Experience
Several of Beyond’s features were developed in response to challenges shared directly by revenue managers. For example, search-powered pricing was created to help managers account for surges in demand that aren’t tied to traditional calendar dates.
The company also launched off-peak event pricing - a feature that adjusts rates on days following a major event or holiday, when booking windows tighten and demand drops. These tools address real scenarios that vacation rental managers face across markets.
A Global View on a Local Industry
As Beyond expands across markets in North America, Europe, and Latin America, Julie has seen how short-term rentals are regulated and valued in different parts of the world. This global view highlights the need for stronger industry alignment.
Julie shared the importance of communicating the economic value of short-term rentals. These businesses support entrepreneurs, contribute to local economies, and offer meaningful income opportunities in diverse communities. As more regions implement regulations, there’s a growing need for shared messaging that reflects the broader impact of the industry.
Growing with Intention
Beyond has grown rapidly over the last few years, with nearly 200 employees working across more than 30 countries. Julie credits much of the company’s success to its culture. Empathy, integrity, and commitment to customer experience remain central to how the team operates.
As Beyond continues to evolve, its focus remains on building tools that align with the real needs of property managers.
